Please familiarize yourself with the conditions of renting villas, which must be observed in order to avoid misunderstandings and, as a result, poor quality and spoiled rest. These rules are general and additional permissions, wishes or restrictions are possible after consultation and agreement of both parties. Failure to comply with the rules may result in cancellation of the reservation and penalties in the form of confiscation of the entire payment amount and the deposit amount.
CONTRACT WITH THE GUEST
By booking a villa with Rock Bay Villas you accept the terms of this agreement. Please do not book this property if you do not agree to the following.
The Rock Bay Villas complex is a private property, therefore no international standards or star classification apply.
Staying on the territory of the complex is intended only for the guests listed in the booking confirmation. Other persons are not allowed to stay and/or temporarily stay in the villa without prior agreement with the landlord. The maximum number of guests staying in a villa is specified in the description of each villa on the Rock Bay Villas website www.rockbayvillas.com/.
1. Procedure for renting the villa
1.1 All guests must pay a “Climate Crisis Resilience Tax” of 15 Euro per villa per day, in accordance with Greek law. This amount will be added to the rental price.
1.2. The official check-in time is 3:00 p.m., check-out is 11:00 a.m. The check-in time must be agreed at least 48 hours before the check-in date. In case of delay en route or postponement of the arrival date, no refund will be provided.
1.3. With this agreement, the guest agrees to the processing, storage and use of the personal data provided.
2. Financial conditions and settlement procedures
2.1 The costs for rental and additional services (if any) are stated in your booking confirmation in Euros.
2.2. Upon receipt of the booking confirmation, the guest undertakes to pay according to the financial conditions. In case of non-payment within the specified deadline, the reservation will be cancelled without prior notice.
2.3. Payment terms: 30% of the rental price within 48 hours of receiving the confirmation. The remaining payment is due 30 days before check-in. If the booking is made less than 30 days before move-in, 100% payment is due within 48 hours.
2.4. Bei Zahlungseingang werden alle Informationen, und zwar eine allgemeine Beschreibung der gemieteten Räumlichkeiten, einschließlich der Ausstattungsliste, des An- und Abreisedatums, des bezahlte Betrags, der Höhe des Zuschlags (falls vorhanden), der hinterlegten Kaution für die Sicherheit des Vermögens, wird automatisch an die e-mail-Adresse des Gastes und / oder einen anderen von ihm angegebenen Kontakt versendet und stellt die offizielle Bestätigung der Transaktion und die Anleitung im Falle von etwaigen Streitigkeiten dar.
2.5. Die Zahlung erfolgt per Kreditkarte (VISA, VISAELECTRON, MASTERCARD, MAESTRO) oder durch eine Banküberweisung.
2.6. Wird die Buchung in weniger als 30 Kalendertagen storniert, beträgt die Vertragsstrafe 50 % der Miete. Bei einer Stornierung in weniger als 14 Kalendertagen beträgt die Vertragsstrafe 100 % der Miete. Nach vorheriger Absprache ist es erlaubt, die Zusammensetzung der Gäste zu ändern. Bei erfolgreicher Nachvermietung der stornierten Villa erfolgt eine Rückerstattung.
2.7. Im Falle der Erkrankung eines der Gäste, insbesondere an COVID-19, die jegliche Bewegung verbietet und von den zuständigen medizinischen Behörden dokumentiert wird, wird zwar diesem Gast ein Entschädigungsgutschein ausgestellt (weitere Angaben und Details werden in diesem angegeben). Diese Regel gilt unter Vorbehalt, dass andere Gäste die Buchung nutzen.
3. Gerichtsstand
3.1. Alle Streitigkeiten, die während der Erfüllung dieses Vertrages entstehen können, werden durch Verhandlungen und im Falle des Scheiterns einer Einigung vor Gericht gemäß der geltenden Gesetzgebung der Hellenischen Republik beigelegt.
4. Pflichten der Gäste
4.1. Es ist verboten, Möbel zu bewegen sowie Handlungen im Zusammenhang mit der Änderung der künstlerischen Ausgestaltung der Villa, der Anordnung von Dekorationselementen, Geräten, Ausrüstungen und Mechanismen ohne vorherige Absprache mit dem Vermieter vorzunehmen. Die Gäste haften für die Sicherheit aller Gegenstände in der Villa und auf dem Territorium des Komplexes.
4.2. Die Gäste müssen nach Ablauf der Mietzeit die Villa befreien und dem Vermieter die darin befindlichen Mobilien und/oder Immobilien im ursprünglichen und intakten Zustand übergeben.
4.3. Sie müssen dem Vermieter den Schaden ersetzen, der durch unsachgemäßen Gebrauch des beweglichen und / oder unbeweglichen Eigentums des Komplexes entstanden ist, wenn es nicht durch eine Kaution gesichert wurde.
4.4. Um Havarien und Störungen zu beseitigen, müssen sie dem Vermieter und / oder seinem Vertreter sowie den zuständigen Diensten jederzeit freien Zugang sichern.
4.5. Die Gäste müssen auch zu einem vorher vereinbarten Zeitpunkt das Servicepersonal in das Territorium der Villa einlassen, wenn solche Dienstleistungen erbracht werden (Zimmerfrau, Gärtner, Koch, Poolpfleger usw.).
4.6. Nach griechischem Recht müssen sie abends von 23:00 bis 08:00 Uhr Ruhe einhalten.
4.7 Smoking is prohibited indoors and is permitted only in open areas and in specially designated and marked public spaces.
4.8. The complex is guarded and monitored 24 hours a day by video surveillance. The safety of personal, valuable items or belongings is the responsibility of the guests, so we ask you to keep them in a safe.
4.9. The use of glassware outdoors is prohibited. For this purpose, a set of unbreakable tableware is provided in each villa.
4.10. Independent driving of the Club Car is prohibited.
4.11 The landlord is not liable for any accidents, illnesses or injuries that may occur to guests during their stay on the premises of the complex.
4.12 Guests are fully liable for any actions that violate the laws of the Hellenic Republic.
5. Guests' Rights
5.1 Guests are entitled to live in the villa and use the corresponding movable and immovable property without causing any damage to it.
5.2. After agreeing the details and obtaining the permission of the landlord,
in accordance with the provisions of the legislation of the Hellenic Republic, all holidays, parties, weddings, receptions and other similar events are organized and carried out. The organization of any kind of culinary services, catering, services of a chef and/or other service personnel can be taken care of by the team of the Rock Bay Villas complex.
The Rock Bay Villas team wants guests to be satisfied and happy with their stay with us. In case of any problems or inconveniences during your rest, please immediately inform the manager who is on the territory of the villas 24 hours a day, every day and is responsible for the quality of the services provided.
